Clermont County’s biggest community — where the East Side works, shops, and lives
Union Township isn’t a suburb you pass through on the way to somewhere else. With roughly 50,000 residents, it’s the most populous township in Clermont County and the center of gravity for Cincinnati’s East Side — the place where I-275 and State Route 32 cross, where the Eastgate shopping corridor pulls in the whole region, and where the West Clermont school district anchors thousands of families.
What buyers get here is range. Established neighborhoods with brick Cape Cods in Withamsville. Family subdivisions around Clepper Park in Summerside. Newer homes on bigger lots out toward Batavia. Apartments, condos, and first homes under $300K — and move-up homes well above it — all inside one township, most of it in one school district, and none of it carrying a city income tax.
That’s the formula that keeps Union Township growing while other communities fight to hold population. It added more than 3,000 residents in the last census decade, and the jobs followed the rooftops: TQL’s national headquarters campus sits at Ivy Pointe, minutes from the neighborhoods its employees live in.
Who Union Township fits: first-time buyers who need a real entry point on the East Side; families targeting West Clermont schools; move-up buyers who want newer construction without leaving Clermont County; commuters who need I-275 and SR 32 in both directions; and anyone who wants everything — groceries, doctors, parks, work — inside a ten-minute drive.

Union Township market snapshot
Realtor.com doesn’t publish one median for the township as a whole — Union Township is really three connected markets, so here they are side by side:
- Median listing price, Withamsville: $270,000 — as of October 2026, per Realtor.com
- Median listing price, Summerside: $284,900 — as of October 2026, per Realtor.com
- Median listing price, Mount Carmel: $307,450 — as of October 2026, per Realtor.com
- Median days on market, Summerside: 30 days — as of October 2026, per Realtor.com. Clermont County overall sat at 39 days the same month.
- Typical home value, ZIP 45244 (north/west side): about $419,000 (Zillow Home Value Index), up about 4.8% over the past year — as of September 2026, per Zillow ZHVI data via PropertyForecast
- Typical home value, ZIP 45245 (Eastgate/Withamsville side): about $336,000 — as of May 2026, per Zillow data via PropMetrics
- Withamsville supply: 1.4 months of inventory, with a median sale price of $265,000 — rolling three months ending September 2026, per Redfin data via Agent Pronto. Under 3 months is seller’s-market territory.
- Clermont County context: median listing price $349,950, median sold price $325,000, homes selling at 99% of list price — as of October 2026, per Realtor.com
- Population: 49,639 — as of the 2020 Census, per the U.S. Census Bureau, making Union Township the most populous township in Clermont County; Census Bureau estimates put it at about 50,994 — as of July 1, 2024
- Median household income: $80,112 — ACS five-year estimates, per the U.S. Census Bureau via Census Reporter
The plain-English read: Union Township gives you three price tiers in one school district. Withamsville and Summerside are two of the most attainable entry points left on the East Side, and they move like it — tight supply, roughly a month on market. The 45244 side, up toward Clough Pike and the Anderson Township line, trades more like a move-up market. Price your home — or your offer — for the tier you’re actually in.
Neighborhoods & areas
- Eastgate / Ivy Pointe: The township’s commercial heart at the I-275 and SR 32 interchange. This is where the region comes to shop — the Eastgate retail corridor and Jungle Jim’s International Market — and increasingly, where it comes to work: Total Quality Logistics (TQL), the second-largest freight brokerage firm in North America (per JobsOhio), runs its headquarters campus on Ivy Pointe Boulevard, alongside Mercy Health facilities. Housing nearby runs from apartments and condos to established subdivisions a few streets off the corridor. The township adopted a master plan for redeveloping the Eastgate Mall district, so expect this corner to keep changing.
- Withamsville: The township’s historic core, east of I-275 along Glen Este-Withamsville Road and Old SR 74. Established neighborhoods with varied architecture — including a lot of brick Cape Cods and ranches (per Sibcy Cline’s area guide). This is the township’s value play: a $270,000 median listing price as of October 2026 (Realtor.com), West Clermont schools, and a straight shot down SR 32 to downtown.
- Summerside: The west side of the township, a census-designated place of 4,941 residents (2020 Census). Built around Clepper Park and Summerside Elementary, with subdivisions of 1980s–2000s homes on quiet courts. Homes here moved at a 30-day median pace in October 2026 (Realtor.com) — fast for this price range.
- Mount Carmel: The south side, along the SR 125 (Beechmont Avenue) corridor and Mt. Carmel-Tobasco Road. A mix of older homes, small subdivisions, and the township’s Mt. Carmel Park. Median listing price of $307,450 as of October 2026 (Realtor.com) puts it a step up from Withamsville with the same schools.
- Glen Este / Willowville: The middle of the township, along Glen Este-Withamsville Road — named for the old Glen Este community and Willowville Elementary. Mostly postwar and 1970s–90s subdivisions: practical ranches and two-stories, often the best square-footage-per-dollar in the township.
- The east side, toward Batavia: Newer subdivisions and homes on larger lots as the township stretches toward the county seat — still West Clermont schools (the high school and middle school campus sits out this way, on Bach Buxton Road), with a noticeably more open feel than the Eastgate end.
One rule that matters here: most of Union Township is West Clermont schools, but not all of it. The district covers Union Township plus Amelia Village and parts of four neighboring townships (per West Clermont Local Schools), and a sliver of northwest Union Township falls in the Milford school district instead. Always verify the assigned schools for a specific address before you buy — I do this on every Union Township tour.
Living in Union Township
Schools — West Clermont Local School District. The largest school district in Clermont County: 7,651 students in 9 schools — seven elementaries (including Summerside, Willowville, and Withamsville-Tobasco), West Clermont Middle School, and West Clermont High School (per NCES Common Core of Data, 2024–25). The high school opened in August 2017, merging the old Amelia and Glen Este high schools into one modern campus on Bach Buxton Road (per West Clermont High School). For a lot of Union Township buyers, the district is the deciding factor — one district, township-wide, no patchwork.
Parks. Union Township operates three of its own parks (per Union Township). Veterans Memorial Park on Clough Pike is 25 acres with pickleball and tennis courts, ball fields, a walking track, and a catch-and-release fishing pond. Clepper Park on Summerside Road stacks ball fields, soccer, basketball, a fishing lake, and a newer splash pad into the west side’s backyard. Mt. Carmel Park serves the south side. On top of that, the county runs Shor Park — 56 acres of fields and woods inside the township (per Clermont County Park District) — and the Ivy Pointe walking trail loops by the Eastgate corridor.
Shopping, food, and everyday life. The Eastgate corridor along SR 32 is the East Side’s biggest retail concentration: Eastgate Mall and the surrounding centers, big-box stores, chain and local restaurants, and Jungle Jim’s International Market — the region’s famous grocery destination — right off Eastgate Boulevard. Day to day, most residents can cover groceries, healthcare (Mercy Health has a major presence at Ivy Pointe), banking, and gyms without leaving the township.
Jobs. TQL’s headquarters campus at Ivy Pointe is the headline — thousands of logistics jobs in the township itself — with Mercy Health and the Eastgate retail corridor adding thousands more. That local job base is a big reason homes here hold value: a lot of Union Township buyers work within a few miles of home.
Commute. I-275 runs north–south and SR 32 runs east–west right through the township, with SR 125 (Beechmont Avenue) across the south side. Eastgate sits about 18 miles from downtown Cincinnati — roughly 25–30 minutes off-peak, longer at rush hour — and about 28 miles from CVG airport. Amelia, Batavia, Milford, and Anderson Township are all 10–15 minutes in different directions.
Buying in Union Township
- Get pre-approved before you tour. Summerside homes moved at a 30-day median pace in October 2026 (Realtor.com), and supply in Withamsville sat at 1.4 months (Q3 2026, Redfin via Agent Pronto). Ready buyers win here; almost-ready buyers watch.
- Shop by tier, not by township. The same week can hold a $240K Withamsville ranch and a $475K newer build toward Batavia. Start with the full picture — all Clermont County homes or the Eastgate-area search (45245) — then narrow to your tier.
- Under $300K is real here. It’s the township’s biggest advantage over the rest of the East Side: 45245 homes under $300K and 45244 homes under $300K are live searches, not teaser links.
- Look at the “stale” listings. In a market moving this fast, anything sitting 60+ days usually has a fixable problem — or a negotiable seller: 45244 homes on market 60+ days and Clermont County hidden deals.
- Considering new construction? Builders are active on the township’s east side. My 2026 New Construction Guide covers the process and the pitfalls — read it before you walk into a model home alone.
- Verify schools by address, every time. West Clermont covers most of the township; a northwest sliver is Milford schools, and mailing addresses (Cincinnati, Batavia, Amelia) tell you nothing about the district. Check the specific property or ask me.

Selling in Union Township
- Your buyer pool is deep and local. West Clermont schools, the Eastgate job base, and under-$300K entry points that barely exist elsewhere on the East Side keep demand steady. Countywide, homes sold at 99% of list price in October 2026 (Realtor.com) — priced-right Union Township homes participate in that.
- Price to your tier. A Withamsville ranch competes against Withamsville and Summerside, not against the 45244 move-up market. The sellers who get in trouble here are the ones who borrow a price from the wrong tier — or from a Zillow estimate that doesn’t know which side of the township it’s on.
- Speed rewards preparation. With medians around 30 days in the fastest neighborhoods, your best window is the launch. Professional photos, the school district named up front, and the Eastgate/I-275 convenience story told clearly — that’s what converts drive-by clicks into showings.
- Start with a real number, not a Zillow guess. Get a free, no-pressure valuation built on actual Union Township comps: What’s your Union Township home worth? — and the 2026 Home Seller Guide walks through the full process.
Union Township FAQ
Q: What does a typical home cost in Union Township, Ohio?
A: It depends which part — the township spans three price tiers. Median listing prices in October 2026 were $270,000 in Withamsville, $284,900 in Summerside, and $307,450 in Mount Carmel (Realtor.com). Typical home values run higher on the north/west side: Zillow’s index puts ZIP 45244 at about $419,000 (September 2026) and ZIP 45245 at about $336,000 (May 2026).
Q: Is Union Township a buyer’s market or a seller’s market?
A: It leans seller’s market, especially at entry-level prices. Withamsville carried just 1.4 months of inventory in the third quarter of 2026 (Redfin data via Agent Pronto), Summerside homes sold at a 30-day median pace in October 2026, and Clermont County overall was rated a seller’s market with homes selling at 99% of list (Realtor.com, October 2026). Buyers have a bit more room on homes that sit past 60 days.
Q: What school district serves Union Township?
A: West Clermont Local Schools serves most of the township — it’s Clermont County’s largest district, with about 7,651 students across nine schools, including West Clermont High School, which opened in 2017 (NCES, 2024–25). A sliver of northwest Union Township is in the Milford Exempted Village district instead, and mailing addresses don’t follow district lines, so always verify the schools assigned to a specific address.
Q: How far is Union Township from downtown Cincinnati?
A: About 18 miles from the Eastgate interchange — plan on 25–30 minutes off-peak via SR 32 and I-275/I-71, and more at rush hour. I-275 also puts the whole east-side job corridor in easy reach, SR 125 (Beechmont Avenue) crosses the south side of the township, and CVG airport is about 28 miles.
Q: Does Union Township have a city income tax?
A: No. Union Township is an unincorporated township, and Ohio townships don’t levy a municipal income tax — one of the quiet financial perks of living here versus inside a city like Milford or Cincinnati. You still pay property taxes and school-district taxes like anywhere else, and the township provides its own police, fire/EMS, road, and park services. Note that township homes carry Cincinnati, Batavia, or Amelia mailing addresses — the mailing city is not your tax jurisdiction.
